Just as a well-designed landscape improves the resale value of your home, a beautiful gateway to your Home Owners' Association (HOA) subdivision entrance enhances the overall worth and appeal of the entire neighborhood.

Many Home Owners' Associations recognize the long-term benefits of investing in their entrance ways, but working with an HOA involves special challenges above and beyond designing and installing a landscape for an individual home owner: Building a board consensus, developing a plan, and obtaining approvals are integral to the HOA process. The ultimate success or failure of your project depends on finding the right landscape team to work with. Rest assured that Marshall Grain's Landscape Design and Installation Services team is experienced in working with HOAs in North Texas to shepherd your project from start to finish.

Step 1: Consultation

Marshall Grain always begins with an in-depth consultation. One of our designers meets with your HOA's representatives to determine:

  • Budget

  • Scope of project

  • Landscape style options

  • Detailed measurements of spaces to be landscaped

  • Sun and shade patterns

  • Hardscaping (retaining walls, walkways, etc.)

  • Drainage and erosion control needs

  • Irrigation

  • Lighting

2. Detailed Design

From the consultation, our designers then create a comprehensive computer-aided drawing of the area along with a precise budget that includes a list of all plants to be used, their actual placements, and quantities of each.

Along with your HOA's style preferences, our designs take into account problems such as drainage and erosion control, the type of soil and its condition, existing irrigation, sun and shade patterns, and any other conditions that might effect the completed installation.

When it comes to choosing plants, Marshall Grain's highly-trained and experienced designers select only Texas natives and adapted plant varieties that we know perform well in our North Texas climate. Plants are also carefully grouped according to their sunlight and watering requirements. Our attention to these and other details ensures that your subdivision entrance design will be cost-effective and look good for years to come.

Generally, designs are based primarily on evergreens and perennials along with any shrubs and trees to provide year-round color and interest. Annual flowers that can be changed out with the season are used to provide bright swaths of pollinator-loving color to fill in the plan.

3. Review & Revision

With a plan in hand your HOA can review and discuss their likes and dislikes, ask questions, and request changes. Based on your feedback the designer will update the design and resubmit it for final approval.

4. Approval

Once a plan is finalized and approved, Marshall Grain then assembles all of hardscaping elements, plants and other materials needed and and schedules the installation.

5. Implementation

Our professional crews are trained in and highly experienced at constructing all types of hardscaping features (the bones of your design) from French drains and dry creek beds for erosion control to patios, walkways, retaining walls, and rock mulches. These features are always built first before any plants are installed. Read our companion article Causes and Signs of Drainage Problems and How to Fix Them.)

Once all hardscaping is completed, planting can begin.

As organic specialists, Marshall Grain installs all plants according to the same well-established organic methods that we use in residential installations and recommend to our garden center customers. Our proprietary process includes improving the soil with specific amendments that enrich the earth with nutrients. All installations include an application of Marshall Grain's BioActiv Max product, which introduces humates and millions of beneficial soil microbes that greatly enhance plant growth, improve drainage and moisture absorption, and protect against pests and diseases.

As part of our service, all plants installed by us are guaranteed for one growing season from the installation date and will be replaced if necessary.

Lighting, if included, is installed at the end of the project. (Read about Landscape Lighting Ideas.)
